WAYS TO ESTABLISH OWNERSHIP OF LAND: PURCHASE DOCUMENTS.
If you have the desire and aspiration to buy a piece of land to build that dream house to call your own, then it is very pertinent for you to be abreast with the various steps needed in establishing your ownership rights and status over such piece of land.

After buying any piece of land, it is very important for the buyer to request for evidence of that transaction from the seller in the form of a purchase receipt and legal document of transfer of such piece of land from the seller to the buyer.
Where the land in question is a family land, evidence of actual purchase of the land to be demanded and issued to the buyer by the traditional land owners are:
1) Purchase receipt of the actual portion of the land bought being issued on the original copy of the family’s land receipt, duly signed or thumb-printed by the family head or his representative and a secretary or representatives of the family members.
2) Issuance of a Legal document. The different forms of legal documents being prepared in relation to land transaction in Nigeria are; Deed of Sale of Land, Deed of Land Purchase, Contract of sale of land, Deed of Assignment, Land Sale Agreement etc.
LAND PURCHASE RECEIPT
When issuing a land purchase receipt to the buyer, key contents of the receipt must include amongst other things; family name of the land owners (where the land is a family land) or name of the seller (where the land is an individual, private, corporate or public owned land), date of purchase, size of the land being bought, location of the land being sold/bought along with official stamps/seals, signatures/thumb-prints of the various representatives and witnesses of the buyer and seller. The amount which the land is bought and sold must also be clearly written on the land purchase receipt.
LEGAL DOCUMENT
Where a legal document of any land transaction is to be issued in Nigeria, the specific clauses to be clearly spelt out and included are; the full names of all parties to the land transaction (buyer & seller), actual size of the land either in feet, square metres, acres and/or hectares, location and local government area where the land situates, reference to the land survey document issued showing the boundary lines, various coordinates and positions of the land being sold/bought, official stamps/seals, signatures/thumb-prints of all the parties to the transaction along with their names, titles, aliases, designations and gender.
Having a purchase receipt and legal document is among one of the ways your ownership status and rights over that piece of land will be established, legalized and documented.
